Lytton Gardens (Lytton II Building), Palo Alto, CA – Affordable Housing
Forbes & Buchanan successfully provided Owner’s Representative and project oversight services for the Lytton II Apartments, a 500-unit senior affordable housing community located within the larger Lytton Gardens campus in Palo Alto, California. Lytton Gardens, a longstanding nonprofit retirement community, provides affordable housing and supportive services to low- income seniors and residents with limited means, making this project highly sensitive to resident needs, regulatory compliance, and community expectations.
Scope of Work:
- Oversaw a large-scale apartment turn program for 500 units within the Lytton II building.
- Coordinated renovations in a fully occupied senior housing environment, ensuring minimal disruption to residents, many of whom rely on mobility aids or supportive care services.
- Managed contractor selection, scheduling, and oversight, with an emphasis on efficiency and quality control to maintain unit turnover timelines.
- Implemented cost monitoring and budget controls to ensure the project was completed within funding limitations, consistent with affordable housing program requirements.
- Coordinated closely with property management, maintenance teams, and service providers to schedule unit turnovers in a manner that supported both incoming and outgoing residents.
- Ensured compliance with accessibility standards, safety protocols, and affordable housing regulationsthroughout the project.
- Facilitated clear communication with stakeholders — including the nonprofit owner, residents, staff, and the City of Palo Alto — to maintain trust, transparency, and alignment with the mission of preserving affordable senior housing in the community.
Outcome:
The Lytton II apartment turn project was completed on schedule and within budget, demonstrating Forbes & Buchanan’s capacity to manage large-scale affordable housing renovations with sensitivity to residents and strong adherence to compliance and quality standards. The success of this project highlights our ability to balance complex operational logistics, stakeholder communication, and the financial stewardship required in affordable housing environments.
